Lakehearth · by TechGenix Systems

One house. One app.
Every stay remembered.

Lakehearth is a custom guest app engineered for a single property — yours. Not a template with your logo. A piece of software that knows your house the way you do.

The guest experience

From "booking confirmed"
to "we have to come back."

  1. 01

A text, not an app store

When a booking lands on your Airbnb, Vrbo, or Booking.com calendar, Lakehearth creates the stay automatically. Your guest gets a private link by SMS — tap it, and the house introduces itself. No downloads, no passwords, no friction.

  2. 02

    An arrival that feels expected

The app greets each guest by name. Door codes are live for exactly their stay. The welcome tour walks them through the house — where the firewood is, how the theater works — before they ever have to text you a question.

  3. 03

    The house at their fingertips

Warm the hot tub from the slopes. Set the thermostat from bed. Send music to the deck, the kitchen, or everywhere at once — with outdoor volume that respects your neighbors and your quiet hours automatically.

  4. 04

    A farewell they take home

At checkout the app guides the departure list, then sends guests off with a shareable stay postcard — and if they made a custom song about their weekend, it goes home with them. Rebooking is one tap away.

Smart-home control

Real devices.
Real control. Safely.

Locks, garage, thermostats, hot tubs, pool temperature, lighting scenes, whole-house audio — guests operate the property's actual hardware through an interface designed for people who just arrived and don't read manuals.

  • Door unlock protected by a PIN step-up — convenience without carelessness
  • Every setpoint clamped server-side to limits you define
  • Works offline for the essentials — built for mountain connectivity
  • Every action written to an audit log you can review anytime

AI concierge

Talk to the house.
It talks back — and acts.

Most "AI concierges" are chatbots that answer questions. Lakehearth's concierge is wired into the property: ask it by text or by voice, and itdoes things.

  • "Start the hot tub" — and it's warming before the coats are off
  • "What's good for breakfast nearby?" — local answers, not generic search results
  • "The dryer is making a noise" — logged and reported to you instantly
  • Natural voice conversations, not menu trees

The unforgettable part

Announcements, anthems,
and keepsakes.

The Say studio turns the house into part of the party. Guests broadcast "dinner's ready" over the whole-house speakers in a voice they choose — then go further: the studio writes and produces a custom song about their stay, complete with AI album art.

It's the feature nobody expects, the one guests tell their friends about — and their friends are your future bookings.

Whole-house sound

Four zones.
One soundtrack — or four.

Search any song, album, or playlist and send it to the main floor, downstairs, the deck, or the hot tub patio — or sync the whole house for dinner. Guests can even cast their own audio. Outdoor zones cap their volume automatically, and quiet hours enforce themselves.

For the owner

You see everything.
You touch nothing.

Hands-off provisioning

Calendar sync from Airbnb, Vrbo, and Booking.com creates each stay, its access link, and its door codes automatically. Your only job is hosting.

An admin built for owners

Manage stays, announcements, house content, and guestbook moderation. Push notifications reach you for the doorbell, reported issues, and new bookings — quiet-hours aware.

A privacy wall by design

Your operational data — utility costs, occupancy analytics, maintenance device controls — is architecturally separated from anything a guest can ever see.

Operated like production software

Because it is: continuously tested deployments, monitored health, automated backups, and disaster-recovery drills. Built by engineers who host with it themselves.

Under the hood

Security is the architecture.

Handing strangers control of a physical building is a serious engineering problem. We treat it like one.

Broker layer Guests never connect to your smart-home system directly — every request passes through a hardened intermediary we engineer.
Allow-list Only devices you explicitly approve exist as far as the app is concerned. Everything else is invisible.
Risk scoring Higher-risk actions — unlocking doors, opening the garage — demand a PIN step-up before they execute.
Server-side clamps Temperature, volume, and every other setpoint is limited at the server. The interface can ask; the limits decide.
Time-boxed access Stay links and codes activate at check-in and expire at checkout. Access ends when the stay does.
Audit + privacy Every action is logged. Guest data can be fully erased on request — GDPR-grade hygiene by default.

How a build works

Bespoke, start to finish.

01 — Walkthrough

We walk your property — in person around Deep Creek Lake, by video anywhere else — and map what's possible with your hardware, your brand, and your guests.

02 — Design

You get a concrete proposal: the experience, the integrations, the hardware plan if anything's missing, and a fixed scope you can hold us to.

03 — Build & integrate

We engineer the app, the security layer, and the device integrations, and test them against your actual property — not a simulator.

04 — Operate

Launch is the beginning. We run Lakehearth builds as living software — monitored, maintained, and growing with your property.

Questions owners ask

The practical stuff.

Do my guests have to install an app?

No. Guests receive a private link by text message (or scan a QR code at the property) and the app opens instantly in their browser. It installs to their home screen like a native app if they want it to, and essential information keeps working even when connectivity drops.

How do guests get access — and how does it end?

Bookings from Airbnb, Vrbo, and Booking.com are synced automatically from your calendar. Each stay generates its own secure link and door codes that activate for the reservation window and expire at checkout. No manual setup per guest.

What can guests actually control?

Whatever you decide, and nothing more. At our flagship property, guests control door locks (with an extra PIN step for security), the garage, four thermostats, two hot tubs, pool temperature, and whole-house music across four zones. Every device sits behind an owner-approved allow-list with server-enforced limits — a guest can set the hot tub to 102°F, but never above the limit you set.

What does the AI concierge do?

It works by text or natural voice conversation. It answers questions about the house and the area, operates devices ("start the hot tub", "play something mellow on the deck"), runs scenes like movie night, reports maintenance issues to you, and helps guests plan their stay. It is built on the same production AI stack we engineer for consulting clients.

Which smart-home hardware do you support?

We build on Home Assistant, which supports thousands of devices. Our flagship integrates August and Kwikset locks, Honeywell thermostats, ratgdo garage control, Hot Spring hot tubs, WiiM whole-house audio, a Reolink video doorbell, and Shelly sensors — and if your property has something unusual, integrating it is exactly the kind of engineering we enjoy.

Is it secure?

Security is the architecture, not a feature. Guests never touch your smart-home system directly — every action passes through a security broker we engineer, with per-device allow-lists, risk scoring, PIN step-up for locks and garage doors, server-side limits on every setting, rate limiting, and a complete audit log of every action taken during every stay.

What does a Lakehearth build cost?

Every build is scoped to the property — the honest answer is "it depends on your hardware, your ambitions, and your timeline." A conversation and a property walkthrough (in person around Deep Creek Lake, or by video anywhere) is free, and you leave it with a concrete proposal.

What would your house say?

Every Lakehearth build starts with a walkthrough and a conversation. No commitment — just what's possible.
