Smart homes that survive
strangers.
Anyone can pair a smart bulb. Engineering a property that hands real control to a new set of guests every weekend — safely, automatically, without a single 11 p.m. "how does the thermostat work" text — is a different discipline. It's ours.
What we engineer
Domains.
Access & security
Smart locks with per-stay codes, garage control with obstruction awareness, video doorbells, and PIN-gated high-risk actions.
Climate & energy
Multi-zone thermostats with guest-safe limits, hot tub and pool heat management, and telemetry that catches a propane problem before a cold weekend does.
Audio & scenes
Whole-house multi-zone audio with neighbor-safe outdoor caps and quiet hours, plus one-tap scenes: movie night, good morning, arrival.
Monitoring & sensors
Water chemistry, gas, humidity, occupancy — surfaced to you with sensible alerts instead of another app screaming at 3 a.m.
Home Assistant architecture
Clean, documented, maintainable HA configurations — entity naming, automations, dashboards, and remote access done properly.
Guest-safe exposure
The hard part: giving guests real control without giving them your house. Allow-lists, limits, time-boxed access, and audit logs, engineered per property.
Field-tested
Proven where it's hardest.
Our reference property runs August and Kwikset locks, Honeywell T6 thermostats, ratgdo garage control, two Hot Spring hot tubs, four WiiM audio zones, a Reolink doorbell, and a fleet of Shelly and specialty sensors — all orchestrated through Home Assistant, all guest-facing through Lakehearth, all in production since April 2026 at a rural property where connectivity is a real constraint.

Asked by nearly every owner.
What makes a short-term rental smart-home setup different from a normal one?
Strangers. A residential setup assumes the people in the house are its owners; a rental hands control to new, unsupervised guests every weekend. That demands time-boxed access codes, limits on every device, separation between guest controls and owner systems like cameras and pool equipment, and an audit trail — none of which consumer apps provide out of the box.
Can smart locks really issue codes automatically for each booking?
Yes. We wire your booking calendars (Airbnb, Vrbo, Booking.com) to your locks so each reservation generates its own code, active from check-in to checkout. Nobody re-uses last month's code, and you never text a door code again.
Do I need to replace my existing devices?
Usually not. We build on Home Assistant, which integrates thousands of devices across hundreds of brands. We audit what you have, integrate what works, and recommend replacements only where a device is genuinely unsafe or unworkable for rental use.
What about my cameras and owner-only equipment?
They stay owner-only, architecturally. We design the system so guest-facing controls and owner systems are separated — guests get what you approve, and can't see or reach anything else.
What's your property running on?
Tell us what you have — or what keeps breaking. Around Deep Creek Lake we'll come see it in person.
